Residential Operations Manager

Responsibilities: To manage a portfolio of residential properties, including the staff, ensuring the buildings are full, turnover is addressed, the buildings are safe, maintenance contracts are in place, and the assets are profitable.

Supported By: Residential Administrators

Tools: Must possess a clean and valid driver’s license and a well-maintained vehicle appropriate for site travel.

Responsibilities: Responsibilities will include at a minimum:

· Supervising site staff in effective property operations in compliance with all applicable building codes, acts and regulations.

· Pest control

· Fire safety

· HVAC maintenance

· Pool maintenance

· Conducting regular, daily, weekly and monthly inspections of properties to ensure proper functioning of building systems, minimizing hazardous conditions, safety and security risks and maximizing overall appearance of property.

· Overseeing annual inspections in units

· Punch list for superintendents

· Performing and arranging for maintenance repairs for existing residents and vacated units to achieve occupancy standards.

· Manage SuiteSpot dashboard

· Managing and supervising the work performed by in-house maintenance staff and outside contractors.

· Train Superintendents in use of Company apps

· Control stock order and equipment purchasing

· Train supers in basic maintenance to cut back on contractor cost

· Identifying and resolving routine tenant matters while reporting concerns requiring action to management.

· Preparing and issuing applicable notices to residents in the performance of day to day activities.

· Performing regular inspections of the buildings and systems to ensure optimum levels of mechanical operation and energy conservation,

· Assist with planning and oversite of capital projects

· Performing all other duties as requested.

· Participation in an after-hours rotational emergency response team.
