The position includes an apartment, seasonal uniforms, and steel toed boots.
Job Duties:
* To adhere to all directives of the company as procedures and policies set down from time to time.
* To market, show and rent apartment units.
* To coordinate all tenant activity relating to moving in and out of the building.
* To ensure that the Tenants are provided with a clean, safe, well maintained property.
* To ensure that all of the maintenance requests from Tenants are addressed and on an immediate basis
* To continually inspect the property and the improvements, recording deficiencies and taking the necessary action within budgetary allocations.
* To establish schedules for the routine maintenance and care of the property, and to assign appropriate personnel to ensure that the work is done.
* To supervise and coordinate contractors working on the property.
To adhere to all maintenance and purchasing directives of the company within the policies and procedures of the company, including but not limited to:
- property inspections
- maintenance work orders
- landscaping and ground maintenance
- safety
- special maintenance needs
- scheduled testing of emergency equipment
* To perform electrical repairs and maintenance on items such as fixtures, switches, outlets, lighting, ballasts, etc.
* To perform plumbing work such as cleaning blockages, replacing fittings, repair of taps, replacing toilet seals, flush valves, etc.
* To replace broken glass, tile, carpet, screens, fixtures, locks etc.
* To perform carpentry work such as fitting doors, adjusting windows etc.
* To perform daily litter picks and light grounds work as necessary.
* To perform light repairs to building exterior such as signage, painting of exterior surfaces, minor parking lot repairs etc.
* To have and exercise knowledge regarding all electrical breakers and panel interrupters.
* To provide emergency service coverage to the property on off duty hours as scheduled.
* To pursue and collect rent from Tenants on a monthly and as need basis and deliver to the head office.
